A rendering shows materials, light and mood in a way a model usually won't. It can take a buyer down a proposed street or into a living room, and it's easy to change while the design is still moving.
What physical models do best
A model gives several people the same overview at once. They can walk around it, find a building, trace a road or compare two parts of a site, and the sales team can point to the answer to each question. Our Central Park model went into the sales center before the first home was built, so buyers could see the whole planned community on what had been Denver's old airport.
Using both
A model of the whole development and renderings of individual spaces answer different questions. If you only need to show one room's finishes, you probably don't need a model. If the question is how that building fits into a large site, a rendering alone is hard to use. At Daybreak, the sales team uses the model to explain the overall layout, then turns to plans and renderings for individual lots.

Common questions
Is a physical model better than a 3D rendering?
Neither is better overall. A model is better for showing a group how a whole project fits together; a rendering is better for interiors, materials and atmosphere.
Can a model and renderings be used together?
Yes, and that's often the strongest approach: the model for the overall layout, renderings for individual spaces and finishes.
What if my design is still changing?
A rendering is easier to update day to day. A model can be built once key decisions are settled, and it can be updated later if plans change.
