Showing a development before it is built

When a development is still on paper, buyers need help picturing the place. Real estate development models show where homes, streets and amenities sit together; renderings can then bring individual spaces and finishes into focus.

Start with the site

A good site plan belongs in the sales material, but it often needs some interpretation. A model lets people locate themselves and look across the whole development. At Daybreak, the model shows an upcoming phase with its lots, roads, paths and amenities. The Central Park model was in its sales center before the first house was built.

Then show what it will feel like

Renderings and video can do things a site model cannot. They show a street at eye level, the interior of a home or the finishes a buyer can choose. We would use the model to give the broad view and those other materials to answer the next set of questions.

Plan for changes

If the plan is still changing every week, be careful about committing to a finished model too early. Decide which parts of the project are settled, whether later phases should be removable, and how the sales team will explain anything that is not final. A digital presentation may be the better choice while major decisions are still open.
